When Traditions of America at Lititz wanted to develop a new 55+ active adult community on 60+ acres in Lancaster County, they chose RGS to guide them through the process.
To expedite development approvals and ensure the success of the project, RGS navigated complex regulatory challenges including rezoning, text amendment, sketch plan, conditional use, and separate preliminary and final plans. From concept to approved NPDES permitting with a shovel in the ground, all of this took place in less than two years.
Smart and Creative Design Drives the Traditions of America at Lititz Experience
Beyond overcoming agency hurdles, the talented team of landscape architects and engineers at RGS delivered creative design solutions that reinforced the Traditions of America brand as representing a distinctive lifestyle community for active adults. A dramatic entrance leading to the community clubhouse on axis with a central green and outdoor gathering space creates a strong first impression for the community. The rehabilitation of a stream riparian buffer serves as a natural amenity that meanders along new walking trails enjoyed by both the community and the public. The new community also features connections to the greater municipal trail system, neighboring healthcare facilities, retail shops, and restaurants.
Incorporating Homes into the Site Topography
The topography of the 60+ acre site proved to be a design challenge. As an alternative to expensive and potentially dangerous retaining walls, the RGS team laid out the site in such a way as to maximize the use of daylight basements, improving the overall community aesthetic while maintaining the marketability of the home layouts.
With the success of this investment, Traditions of America purchased an adjacent 23 acres for a fifth phase that will add another 85 homes for a total of 329 single-family and duplex units in Warwick Township.
