A Modern Mixed-Use Neighborhood for Manheim Township
Worthington at Township Square is an 84-acre mixed-use Traditional Neighborhood in Manheim Township developed under the Planned Residential Development Ordinance (PRD). The community consists of single-family homes, two-family homes, townhomes, and retail shops with apartments on the upper floors.
The RGS team developed a Traditional Neighborhood plan for this site. RGS also led the project’s site analysis and feasibility studies, subdivision and land development design and permitting, stormwater management design, erosion and sedimentation control, traffic study impact, sewer and water facility design, and more to bring this modern community to life. Our team also obtained entitlements through Manheim Townships PRD conditional use process.
Creating Connections Between the Built Environment and the Natural Environment
The Worthington at Township Square neighborhood is a beautiful, well-established community featuring elaborate landscaping, tree-lined streets, and common areas dotted with gazebos. The property consists of 26 acres of open space and is connected to Landis Woods Nature Preserve through a series of scenic walking trails. The majority of its homes located on the east side of route 272 are organized around two community greenspaces.
Stormwater Management Strategies Incorporating Natural Features of the Property
The neighborhood featured an existing stream within its floodplain/riparian area along the north side of the property. The RGS team used this series of natural land attributes to aid in the stormwater management strategy for the neighborhood.
