Varied Topography and Open Space Design Bring Variety to Single Family Living
The Views at Bridgewater is a single-family residential development designed on 160-acres nestled within the rolling landscape of a former 18-hole golf course. The varied topography of the property lends itself to the creation of the open space that runs through the middle of the property, distinguishing it from other residential developments in York.

Phase one of the project – designing and constructing the property’s first 62 single-family homes – is complete. RGS is currently at work on the second and third phases of the project site which include an additional 158 homes coming online over the next few years.

The Site Will Manage Stormwater with One of the First MRC-designed and DEP-approved Systems in York, PA
Project plans include a planted stream buffer and trail system which will allow residents to experience the property’s wildlife and flourishing Exceptional Value (EV) wetlands up close. The stream buffer planting design will enhance the frontages of the stream bisecting the entire site and incorporate existing golf holes where possible in and around the future stream buffer plantings.

Bridgewater Embraces a Return to Community
Our RGS designers see The Views at Bridgewater as an opportunity to embrace the desire many families have today to return to a life centered around community. Creating a development less reliant on cars with greater access to walking and biking trails was a natural way to increase interaction among neighbors and connect residents to the environment. We explored how to successfully integrate vehicular circulation into a safe and efficient community while increasing access to pedestrian routes, allowing a relaxed stroll to replace a quick drive across town. Bridgewater is a development where families can leave their car parked at home to safely walk to dinner, meander along the golf course cart trails, and enjoy the outdoors within its central open space.
