A New Residential Community for a Growing Corridor
The Henry at Klein Mills brings new apartment living to Elizabethtown as part of the broader Klein Mills development along Campus Road. Planned with the preservation of a significant woodland stand, expansive lawns, and community amenities, the Greystar community introduces a mix of one-, two-, and three-bedroom apartment homes within the fast-growing Lancaster-Harrisburg corridor.

The project is positioned to serve residents who want access to Elizabethtown, Lancaster, Hershey, and Harrisburg while remaining connected to a more suburban residential setting. With amenities including a resident lounge, fitness center, swimming pool, sun deck, EV charging, bike storage, and community-wide Wi-Fi, The Henry adds new housing choice within a larger phased development framework.

Supporting a Phased Land Development Plan
RGS Associates supported Catalyst Commercial Development and Greystar through subdivision and land development planning for the 1376 Campus Road property. Those services ranged from conceptual design development through final entitlement and construction phase services. RGS worked closely with Greystar to custom tailor the site layout to accommodate their popular residential product offerings and amenity package.

Using their strong relationships with local agencies, RGS helped expedite changes to site plans throughout the entitlement process to keep Greystar on track for construction.

Coordinating Infrastructure, Access, and Review
The Henry at Klein Mills includes apartments, a clubhouse, public and private pedestrian connections, multiple access points, and supporting infrastructure.

The RGS team utilized key staff in their Lancaster office to bring engineering strength for roadway design, stormwater management, and utility design to the project while drawing on seasoned landscape architects in their Paoli office to work collaboratively to enhance spatial relationships, entry and arrival experience, open spaces and amenity design. RGS helped connect these elements within the realities of a large site, a phased approval process, and ongoing township review. Access to the development from Campus Road and Groff Avenue includes a main roundabout entrance, along with a public walking path and a proposed private trail extension connecting residents to the community clubhouse.

Balancing Connectivity and Site Conditions
The Henry at Klein Mills also required careful attention to environmental and regulatory conditions. RGS was instrumental in obtaining a rezoning of the property to allow Catalyst and Greystar to implement their vision for the site. The team at RGS navigated the challenges of rolling topography, woodlands, watercourses and wetlands to arrive at a solution that maximized land utilization while respecting and integrating those natural environmental features into the site planning.

The planning process accounted for both resident connectivity and the sensitive site conditions that shape how new improvements can be located. Within that context, RGS provided the kind of technical coordination that is often less visible than the finished community but essential to its success. Stormwater, drainage, access, pedestrian movement, and municipal approvals all had to be considered as part of a larger development framework.
