For over a decade, RGS has partnered with Pleasant View Communities to develop their Manheim campus into a diverse senior living community. Working across multiple properties, we’ve helped transform the Pleasant View campus through master planning, careful site design, and innovative transportation solutions that balance growth with preservation of the area’s agricultural character.
Hearth and Harrow Bistro
Our collaboration with Pleasant View began in 2017 with the expansion of Hearth and Harrow Bistro in the Town Square area. The project included designing a welcoming outdoor patio space, minor building additions, and reconfiguring the surrounding parking area to improve the dining experience while maintaining seamless circulation through this central campus hub.
West Lawn Apartments
Our design for West Lawn Apartments included two modern residential buildings within the existing campus surroundings. The 52-unit development features carefully calibrated elevation planning that maintains open sightlines through the campus while creating natural transitions between structures. Strategic positioning of the buildings allowed for ground-floor apartments with parking tucked discreetly behind, preserving both functionality and aesthetics.
Hershey Farm Cottages
Located north of the main campus, the Hershey Farm Cottages development introduces 12 duplex-style residences for independent-living seniors. Our team provided comprehensive site design and permitting services for this 14-acre property, addressing complex stormwater management requirements while creating an intimate neighborhood setting that complements Pleasant View’s housing portfolio.
Hoffer Farm
Planning for the Hoffer Farm property involved securing complex zoning changes and text amendments to transition from agricultural to mixed-use designation. The project includes the future Kreider Farms Cultural Center, which will house the Manheim Community Library, a new events service offering, and a working farm. Beyond the landscape architecture and civil engineering, our team designed critical safety improvements, including a boulevard-style roadway across North Penryn Road, ensuring safe pedestrian connections between campus areas while calming traffic through this increasingly active area.
