Downtown Housing Rooted in Lancaster’s Historic Fabric
Gallery 118 at 118 N. Prince Street brings new multi-family housing and first-floor commercial space to one of Lancaster City’s most active downtown corridors. Located in the Gallery Row district, the project transforms a compact urban site into a seven-story mixed-use development with 72 market-rate apartments, street-level retail, resident amenities, and a pedestrian connection between North Prince and North Water streets.
Preserving a Familiar Facade
The project is distinguished by the preservation and reuse of the historic façade of the former Teachers Protective Mutual Life Insurance Co. building. Situated directly across from the Sehner-Ellicott-von Hess House, home to the Historic Preservation Trust of Lancaster County, the site’s surroundings reinforced the importance of retaining the building’s street-facing character.
While portions of the existing structure were removed to make way for new construction, the Prince Street façade and portions of the Water Street frontage were stabilized and incorporated into the new building, allowing the development to add density and housing while honoring the historic context of the block.
Coordinated Site Work on a Constrained Urban Block
RGS Associates provided site design and civil engineering support, coordinating around tight property lines, active sidewalks, utility systems, stormwater requirements, grading, and erosion and sedimentation controls within an active downtown block. The result integrates residential, retail, pedestrian, and building service needs into a single cohesive site plan.
Supporting Walkability and Everyday Use
The project’s pass-through park and public courtyard create a mid-block pedestrian connection between Prince Street and Water Street.
Ground-floor retail, including restaurant and gallery uses, helps extend the activity of Gallery Row while giving residents convenient access to downtown Lancaster’s restaurants, shops, arts venues, and employment centers. Resident amenities, including a rooftop skylounge, fitness room, bike room, pet wash, and green roof, support daily life in a walkable urban environment.
A New Chapter for Gallery Row
By pairing new housing with historic preservation and careful site planning, 118 N. Prince Street reflects the kind of layered urban redevelopment that continues to shape downtown Lancaster. For RGS Associates, the project required practical coordination, responsive site design, and a clear understanding of how new construction can contribute to an established neighborhood without erasing the features that give it identity.
